At a glance
Why it pays to move now
First the fishermen, then the travellers, then the large investors, and from that moment on it is they who set the prices.
It has already happened in Punta Cana. In Bayahibe beachfront land has become almost impossible to find, since coastal restrictions, protected areas and building bans stand in the way, so what is left on the market, and what everyone is looking for, is second-row land close to the sea: precisely this.
Bayahibe is halfway along that curve, which is why the window is open now: whoever buys today buys at current values, rather than at the higher ones of the coming months and years.
No agency and no double commission: you deal with the owner, clearly and discreetly.
In this price bracket the area offers little more than single-villa plots of around 250-550 m², since larger pieces of land do exist but cost a good deal more. Here you get two adjoining parcels totalling 1,113 m², which is the right amount of space for an imposing villa with a garden or for a small apartment building, with no compromises.
You enter a growing area before its values catch up with those of Dominicus and the central districts, which are already much higher.
The marker shows where the two plots are on Google Maps.
The land
Two adjoining plots totalling 1,113 m², roughly 36.5 by 30.5 metres overall, less than 600 metres from the sea as the crow flies, in a quiet residential area a short walk from the centre of Bayahibe and its amenities.
Flat ground, clean title deed, tourist and residential zoning.
The area has a stable mains electricity supply.
Water and services follow the solutions customary in the area, namely a well, a tank and an individual system.

We are in the south-east of the Dominican Republic, a little over an hour from Santo Domingo. Bayahibe is, quite simply, one of the most beautiful places in the world: a former fishing village that is still genuine and human in scale, chosen more and more often by Europeans for a second home in the sun.
And there is something here that you will find almost nowhere else, namely how much beauty is packed into a few kilometres. A dream island, a Blue Flag beach, a national park with 400 caves, the reefs of Catalina, golf, diving and sailing: the nine postcards below answer on their own the question “where else is there a place like this?”. Baya Paraiso is born right here.

The Caribbean postcard: palm trees, white sand and the great natural pool of Catuano, inside the national park. You reach it by boat or catamaran from Bayahibe.

A Blue Flag beach, over a kilometre long, with facilities, restaurants and dive centres. Bayahibe is regarded as the diving capital of the Dominican Republic.

The largest protected natural area nearby: some 400 caves, underground lagoons, Taíno petroglyphs and trails through the tropical forest.

Another gem offshore, a few kilometres from the coast, with some of the finest coral seabeds in the country for snorkelling and diving.

A genuine Caribbean atmosphere: brightly painted boats, restaurants by the water, an unhurried pace.
About 20 minutes from La Romana international airport.

One of the most exclusive resorts in the Caribbean, with golf, a marina and the village of Altos de Chávon. It is a private gated community nearby that lends prestige to the whole La Romana and Bayahibe area.

A quarter of an hour away, an 18-hole championship course designed by P.B. Dye with views over the Chavón river, open every day to outside visitors as well: you book a tee time and play. It is the course in the area you can actually play, since the resort ones are reserved for their guests and residents.

More than 20 official sites among reefs, walls and three wrecks, the St. George, the Atlantic Princess and the Coco, plus the Catalina wall. The long-established PADI centres, such as ScubaFun and Casa Daniel, are in Bayahibe village and go out every day.

Catamarans and sailing boats leave the Bayahibe pier every day for Saona and Catalina. At Marina Casa de Campo, a public marina about 25 minutes away, you can charter boats and catamarans with or without a skipper, or keep your own.
The value
We do not publish the price online, both for discretion and because we follow each negotiation case by case.
We can tell you that it is in line with real local values and very competitive for this location.
To give you a reference: in Bayahibe, well placed second-row building land usually sits at around
while the more central and touristic areas go beyond $270 /m².
Baya Paraiso sits favourably within that range.
Write to us and we will give you the exact price, together with the full documentation.
On request
What is for sale is the land.
To show you its potential, though, an Italian architect has already imagined for these two plots a Caribbean-style building on three levels, ground floor, first floor and top floor, with a green inner courtyard and a communal pool, for roughly 1,300 m² of saleable space and 360 m² of open green area with room for that shared pool.

Project renderings: the entrance, the aerial view of the complex and the pool seen from above. An illustrative study, not part of the sale.
Renderings, floor plans and project details are available on request, as a concrete idea of what you could build, with no constraint whatsoever on how you decide to develop the land.
The study illustrates the building potential and is not part of the sale.
Development and income
How much can this land give you? The actual returns depend on the project and on how it is run:
on request we will prepare a projection for your own scenario, using local figures.
Your Caribbean home, designed and sized the way you want it. And while you are away you can put it to work, because here the season never really ends and runs for eleven months a year.
Four or five units, as a rough guide. The La Romana and Bayahibe area has the highest hotel occupancy in the Dominican Republic, between 88 and 92% in the first half of 2026 and consistently top of the national table, with demand growing faster than supply. Short-let rates and revenues keep rising, which is why the stock of accommodation is steadily expanding to meet that demand.
The tourist and residential zoning also supports a small development of up to 18 studio and one-bedroom units*. A design concept already exists, prepared by an Italian architect, for a building with a green inner courtyard and a communal pool, and it is available on request as a concrete starting point, to be adapted and taken through approval in line with local rules.
* An indicative number, to be checked against current planning conditions such as ratios, setbacks and parking spaces.
The plan B
“What if one day I wanted to live somewhere the summer never ends, at a cost more than a third lower than here?”
You have asked yourself that too, at least once. Then life picks up again and the question goes back in the drawer.
This is one of those opportunities that open the drawer again. Two adjoining plots in Bayahibe: 1,113 m² with a clean title deed, 584 metres from the sea, sold directly by the owner. Not a room in a resort run by somebody else’s rules, but land of your own, where you can build the home of your plan B, to rent out or to live in whenever you decide.
This opportunity is for those who have understood that keeping everything, home, savings and future, in a single country is a risk, and who prefer to set foot in another part of the world as well.
